Fox Hill

Fox Hill is a senior condominium community consisting of 240 Independent Living Units and 96 Assisted Living units set among 16 wooded acres in Bethesda, Maryland. The Craftsman-style architecture and interiors with country club modern ease and elegance is aesthetically pleasing. But, it is the level of coordination, detailing and scheduling the project team accomplished to construct ahead of schedule that sets this project apart from any other previously built. The Fox Hill community has a 90,000 SF commons building which is the cornerstone of the community, offering rental accommodations for assisted living services and residents requiring specialized memory care, as well as an on-site outpatient rehabilitation center.

This part of the project posed the most challenges due to the limited interstitial space above the ceiling, limiting the clearances allotted for the MEP systems to be installed. The project team embarked on a seven month design coordination process that enabled over 900 penetrations in steel members to be precisely located for the piping and ductwork systems above the ceilings. This process required all of the mechanical systems to be designed, located and detailed prior to the first piece of steel being fabricated and erected. The project team was able to deliver this critical portion of the project two weeks ahead of schedule despite the extensive design challenges faced. Other challenges, like site logistics, off site parking for a daily workforce of more than 450 people, scheduling critical deliveries within the tight confines of the site, to assisting the design team with Mechanical Systems / Structural Design coordination issues, were all achieved while performing under an accelerated schedule because of careful planning and a pro-active approach to the construction coordination with the subcontracted trades. The Weitz Company has developed and maintained strong relationships with the Subcontractor base in the Mid-Atlantic region and would not have been able to successfully pull off this monumental task without their input and commitment.
