Preconstruction Wins by Weitz
Shell Point Vista Cay Tower
After the successful completion of the Shell Point Health Center building, Weitz was invited to join
the RFP process for their upcoming slate of projects, which led to our award of three major
facilities: Vista Cay Tower, Island Commons, and a future Assisted Living Tower. Shell Point Vista
Cay Tower provided the Weitz preconstruction team the opportunity to demonstrate the impact of
thorough planning and strategic oversight from the very beginning.
Weitz was involved in concept design at the start, staying engaged through design completion and
final construction documents. During preconstruction, we developed seven detailed budgets,
coordinated site logistics plans, and mapped traffic patterns across the active campus. These
efforts were critical given the demolition of several existing buildings and a main roadway within
the development.
Understanding the client’s priorities was the main focus. Weitz priced numerous interior finish
options as the design evolved to ensure Shell Point could deliver the experience their buyers
expected. We also worked closely with the architectural firm Perkins Eastman to maintain
alignment between design intent, constructability, and cost.
After Hurricane Ian hit Florida, subcontractor pricing in the region increased dramatically. To keep
the project on track, Weitz led a thorough value analysis with the owner and design team,
reducing costs without cutting scope. Local subcontractors were used wherever possible, and
when the local market was limited, we supplemented with trusted partners from Florida’s east
coast, Tampa, and Central Florida.
Shell Point Vista Cay Tower demonstrates our preconstruction team’s ability to tackle complex
challenges while delivering real value. Through detailed budgeting, careful site planning, proactive
cost management, and collaboration with the client and design team, Weitz ensured the project
stayed on track, met client expectations, and set a strong foundation for construction.
